Job Description Our fast-growing Boulder, CO based company is currently seeking a Regional Manager to become part of our expanding team! This high-profile position is based in Illinois and would have multi-site responsibility for a portfolio of conventional properties located in the Chicago suburbs and in Northern Indiana. The successful candidate will have a proven record of meeting and exceeding the budgeted expectations of the communities they have overseen. Qualifications: 7 - 10 years’ experience in multifamily property management, real estate, or other related fields. 3 - 5 years’ experience in a regional management position to include multiple sites and staff supervision. Experience creating annual budgets and business plans. Experience working with vendors to negotiate service contracts. Familiarity with real estate contracts and leases. Proficient in Microsoft Office, Word & Excel and experience with Realpage Leasing & Rents preferred. Responsibilities would include: Enforcing community rules and regulations while providing leadership, supervision and training to community staff. Working closely with community managers to reach collection and occupancy goals. Ensuring all communities are operating efficiently and in accordance with written policies. Oversee and coordinate all transactions, investigate/resolve escalated tenant complaints. Work with Director of Asset Management and on-site staff to minimize expenses across all assigned properties including the management of annual competitive bidding of service contracts, etc., control expenses while improving community to increase return on investment. Work with Director of Asset Management to determine appropriate staffing needs, scope of third party services and non-contracted recurring expenses. Participate in due diligence activities relating to the acquisition of new properties as required. Assist in the preparation of annual budgets. Conduct periodic review of specific property and portfolio performance with Director of Asset Management as required. Experience and skills desired: Strong property management (people and asset) skills. A proactive, creative thinker with attention to detail. Ability to manage multiple projects and adhere to strict deadlines. Excellent verbal/written communication, organizational and project management skills. Ability to maintain strict confidentiality and be reliable, punctual and trustworthy. Highly energetic individual with ability to build constructive relationships with other associates, subordinates, tenants and vendors. Professional appearance and ability to communicate with associates at all levels of the organization in a business-like manner. Ability to travel 25% of the time is required.
