Job DescriptionMinimum Knowledge, Skills, and Abilities Required:1. Possess good problem solving and critical thinking skills2. Excellent computer/internet skills.3. Excellent knowledge of Microsoft Office programs4. Be personable and amiable with the public and the Board of Directors5. Experience supervising and managing employees6. Experience understanding and using financial reports7. Possess basic knowledge and understanding of accounting documents8. Experience in renting apartments9. Experience using and maintaining work order procedures10. Personnel supervision experience11. Experience with subsidized housingReporting Relationships1. Reports to the Management Agent2. Reports to the Board of DirectorsDuties and Responsibilities1. Schedules vacant units for refurbishing; shows vacant units and assures that applicants are properly screened; maintains the vacant unit status chart so that it is up-to-date. Actively works to fill vacant units.2. Accomplishes financial objectives by collecting rents; paying bills; forecasting requirements; preparing an annual budget; scheduling expenditures; analyzing variances; initiating corrective action.3. Maintains property by investigating and resolving tenant complaints; enforcing rules of occupancy; inspecting vacant units and completing repairs; planning renovations; contracting with landscaping and snow removal services4. Supervises the maintenance of the work order system5. Maintains building systems by contracting for maintenance services; supervising repairs6. Assures that all resident files are properly maintained7. Supervises the preparation and service of 10-day notices and other letters related to collections8. Supervises all staff, both administrative and maintenance9. Supervises the payroll reporting process10. Assures that purchase order procedures are properly utilized and maintained and that vendors are promptly paid. Supervises the proper maintenance of vendor files11. Interfaces with Security and assures that all incident reports are properly handled and reported.12. Implements rules and regulations of the Cooperative and assures that residents are properly fined for damages to their units13. Other duties as may from time-to-time be determined by the Management Agent Company DescriptionWe are a 100% subsidized housing cooperative in chicago
