Well established multifamily owner based in the Chicago suburban market seeks experienced, highly motivated property manager with a solid track record. Please see the below listed job description. Duties and Responsibilities: Financial In conjunction with the regional manager, the property manager will assist in formulation of budgets for each upcoming calendar year. The manager is responsible for staying within the established budget guidelines. Ensure that all rents are collected when due and posted in a timely manner. Make sure that all bank deposits are made immediately and deposits are reported to the corporate office on a daily basis. Perform evictions, utility cut-offs and landlord liens as required on delinquent rents. Provide constant vendor/contractor communications concerning work scheduling, billing, vendor relations and certificates of insurance. The property manager is responsible for approving and submitting all invoices to corporate office for payment. Marketing/Leasing Conduct market surveys monthly and provide trend report information. Shop competition and be aware of neighborhood market conditions. Welcome and show property to prospective new residents. Handle incoming phone calls from prospective new residents and complete appropriate paperwork. Maintain awareness of market/industry conditions and trends via trade publications, professional organizations, etc. Monitor social media sites and internet ads/website for accurate information and up-to-date property photos. Personnel Hire, train, motivate, supervise and terminate all on-site staff in order to achieve operational goals of the property. This includes new employee indoctrination, annual performance reviews, review and approval of timesheets, instructing and advising on-site staff of employee procedures and guidelines. Conduct on-going training and development with office staff ie leasing paperwork, workplace safety and any other type of training that may be needed on a daily basis. Administrative Ensure that lease files are complete and that completion of leases is being executed properly. Responsible for office opening on schedule, condition of office and model apartments. Maintain records on all aspects of management activity on a daily, weekly and monthly basis. Submit required reports to the regional and corporate office on a weekly and monthly basis. Resident Relations Monitor renewal program's offers/incentives Maintain positive customer service attitude. Make periodic inspections with residents of move-in and move-outs. Review all notices to vacate to determine the cause of the move-out. Initiate and implement policies and procedures to maintain resident communications ie complaints, service requests, etc. Oversee monthly resident retention programs/events Maintenance Physically walk and inspect property on a regular basis, verify condition of vacant apartments. Update board indicating vacancy status on a daily basis, and coordinates with maintenance and make-ready staff to ensure timely recondition of apartments after move-outs. Monitor and schedule all maintenance activities. Qualifications: Position requires strong track record as a property manager with strong problem solving, proven leadership and teamwork skills. Computer Skills: MS Office (Outlook, Excel, Word, Power Point), Windows 7 or Higher, Chrome OS, Android OS, Work Hours: Minimum of 40 hours per week. Must be available evenings, nights and weekends for staffing needs and emergencies.
