Job Description:/h3:
Exciting opportunity to join a growing property management firm with over 1,200 units under management. The Assistant Property Manager will be partnered with a Property Manager, assisting on all aspects of managing their portfolio of approximately 300 units. Responsibilities will include, but not be limited to:
Accounting and Legal:
:Collect and enter all receivables into the accounting software.
:Charge and apply all applicable fees and billings.
:Maintain accurate and current residential records in the lease files.
:Manage aged delinquencies.
:Ensure residents are assigned to the appropriate apartment and are moved:in, moved:out, and transferred when necessary.
:Responsible for depositing rent and all other income.
:Assist with preparing financial reports, budgets, revenue projections, monthly accruals, and variance analysis.
:Performing audits.
:Researching invoice history (A/P) when necessary before processing payments.
:Maintain accurate records for all skips, evictions, and tenants on notice.
:Provide assistance for the corporate accounting department.
Property and Maintenance:
:Generate notices to tenants for lease violations and or fines.
:Maintain all vendor certificate of insurance information.
:Assist in seeking qualified vendors to receive bids for turn over maintenance.
:Maintain all contract files and a current contract summary.
:Participate in the work order service request process.
:Assist in the make ready process, ensuring we deliver high end quality product.
:Manage dashboard within Yardi making sure all move:ins and move:outs are performed in a timely fashion.
Resident Relations:
:Provide stellar and courteous customer service to residents.
:Assist residents with all accounting items.
:Promote harmonious relations among residents, staff, and surrounding community.
:Assist with physical walk:throughs of all units upon move:out to assess damages.
:Help coordinate contractor work.
:Bill all damages to residents.
Risk Management:
:Identify and correct potential liability issues with both the physical facility and residents.
:Minimize risk exposure and losses.
:Ensure all vendors have the required insurance coverage and certificate before work is performed onsite.
Education and Experience:
:High School Diploma or equivalent, some college is preferred
:2+ years of fast:paced multi:family multi:site property management experience.
:Yardi experience a plus.
:Willing to work weekends and/or after hour residential events.
Skills And Abilities:
:Strong organization skills.
:Ability to manage multiple tasks at the same time.
:Professional:level computer and typing skills.
:Excellent communication skills in both verbal and written.
:Excellent time management and interpersonal skills.
:Excellent customer service skills and the ability to communicate using clear, professional language.
:Must be detail:oriented, a team:player, professional and ethical.
:Subsidy experience a plus

Starting salary: 35,000
